One of the biggest mistakes foreigners make when purchasing property abroad eg. Cyprus, especially buyers from the UK is that they expect that systems, legislation and the buying process is the same as “at home”.

Especially when buying property in the Republic of Cyprus everything works differently. You need an independent lawyer in Cyprus, not associated financially with the seller to do your contract.

Make sure you learn how the Land Registry works and what your rights are.

A developer contract will always be amended to make the transaction a balanced between the buyer and seller. Make sure all your documents are translated into your language and be sure to read it carefully.

Should you purchase a house off plan you must make sure how your stage payments work, grace periods for late payment and most of all make sure you understand the cancellation / termination of contract clauses in your agreement. Never purchase an off-plan house if you are not 100% sure that you will have the money on/before time to pay your stage payments for the property.

Reduce all verbal agreements to writing and have both the developers and the buyers sign it and given to the lawyer.  Your lawyer is the most important person throughout the purchase process.

Оформить ипотеку на Кипре по общему мнению не сложно, особенно, если вы являетесь гражданином России. Ставки не в пример ниже, чем на родине, средняя ставка 5%, и многие местные банки имеют представительства в России, что существенно облегчает коммуникацию банка и клиента.

И такая-то щедрость во времена всеобщего кризиса и недоверия к кредитоспособности друг друга? И такая-то щедрость в момент острой нехватки наличных средств на рынке? В чем же секрет неисчерпаемости материальных ресурсов и ресурсов доверия к заемщикам? На этот счет есть несколько предположений.

1. При всеобщем обвале рынка недвижимости, массовых банкротствах застройщиков и отказе банков от финансирования кредитов, на Кипре ситуация сложилась следующая. Кредитуя застройщиков банки не поддавались иллюзии постоянно растущего рынка и погоней за постоянно растущим спросом на недвижимость, как это произошло во многих курортных уголках Европы. В условиях ограниченности земли, застройщики физически не способны повысить возможности острова. Именно поэтому мировой кризис не так сильно ударил по Кипрскому рынку недвижимости, банки продолжают кредитовать застройщики продолжают строить и продавать, инвесторы продолжают приобретать недвижимость.
2. Второе предположение основано на том, что Кипр славиться выгодными налоговым климатом для компаний. Это не может не привлекать тысячи предпринимателей стремящихся снизить расходы своих компаний, перебазируя их на Кипр. А вместе с компаниями перебазируются и средства в банках. Именно с этим связано наличие депозитов от нерезидентов в банках и соответственно возможность использования этих средств для кредитования.
3. И третья причина, которая способствует получению ипотеки на Кипре. Обычная процедура получения кредита предполагает что застройщик предоставляет гарантию банку за своего клиента.

Наличие таких предпосылок в различных пропорциях в каждом банке позволяет продолжать кредитовать заемщиков не ужесточая требований к ним.
